What you take on from move-in

From the day the resident moves in, everything is yours: rent collection and delinquency follow-up, maintenance intake and vendor dispatch, periodic inspections, lease enforcement and notices, renewal negotiation, and deposit accounting at move-out. Virginia sets specific mechanics for notices, entry, and deposits, and getting them wrong is expensive.

That is a real workload, and plenty of owners handle it well. If it stops being manageable, we can convert to full service at the next renewal without re-placing the resident — and there is no penalty for changing your mind.
