Information we collect

We collect information you give us directly. On this website that means whatever you enter into the contact form: your name, email address, phone number, an optional property address, the reason for your enquiry, and your message.

Rental applicants and residents provide substantially more, because a tenancy requires it: identification, income and employment verification, rental history, and the results of credit, eviction, and background searches. Property owners provide the information needed to manage a property and remit funds, including banking details for distributions and tax identification for reporting.

Our web host records standard technical information such as IP address, browser type, and pages requested, as part of serving and securing the site.

How we use it

Who we share it with

We share information only where it is necessary to do the job: screening providers to process an application, vendors to complete a repair at a specific address, the property owner in relation to their own property, our banking and accounting providers, our software providers, and legal counsel where a matter requires it. We also disclose information where the law requires it.

Third-party services

Contact form submissions are processed by our hosted contact-form service. Owner and resident portals, maintenance intake, and listing syndication are operated by third-party vendors, and information you enter into those systems is also governed by the vendor's own privacy policy.

This site does not set advertising or cross-site tracking cookies, and it does not embed third-party advertising or social tracking scripts. Vendor portals reached from this site are separate systems that may use cookies of their own.

How long we keep it

We keep information for as long as needed for the purpose it was collected and for as long as legal, tax, and fair housing recordkeeping obligations require. Application records are retained for the period Virginia and federal fair housing rules require, whether or not the application was approved.

Security

We use administrative, technical, and physical safeguards appropriate to the sensitivity of the information we hold. No system is perfectly secure, and we will not claim otherwise.

Your choices

Children

This website is not directed at children, and we do not knowingly collect personal information from anyone under 13 through it.
