What we commit to

Your client stays your client

We manage the rental. We do not list the property when it sells, we do not solicit your client for a sale, and we do not put them on a marketing list for one. When they are ready to sell, we refer them back to you.

A referral fee on placement

You are paid a referral fee when your client signs a management agreement and we place a resident. Terms are agreed in writing before the referral, not settled afterwards.

You stay informed

With your client written consent we keep you in the loop on the tenancy, so you know when a sale conversation is actually likely rather than guessing a year later.

We answer quickly

A referral that sits unacknowledged for three days reflects on you, not on us. Referrals get a response the same business day.

Clients worth referring

  • A buyer client who is purchasing a rental and does not want to self-manage it
  • A seller whose home has not moved and who needs the property to earn while they decide
  • A client relocating out of the area who is keeping their home rather than selling into a soft market
  • An inherited property where the family wants income without becoming landlords
  • A client already self-managing who has quietly stopped enjoying it

In each of these the client keeps an asset they would otherwise have sold under pressure, and you keep a relationship that produces a transaction later rather than none at all.

How to refer someone

Send us the client name, the property address, and a sentence on what they are weighing up. We will contact them the same business day, and we will tell them you referred them. If management is not the right answer for their situation, we will say so and send them back to you rather than sign them up regardless.

Referral terms are agreed in writing before we contact the client. If you would rather talk through how it works first, call (804) 555-0142 and ask.

Referral arrangements are structured to comply with Virginia real estate licensing requirements. Where a fee cannot lawfully be paid to you directly, we will tell you that before the referral rather than after.
