You are paid a referral fee when your client signs a management agreement and we place a resident. Terms are agreed in writing before the referral, not settled afterwards.
With your client written consent we keep you in the loop on the tenancy, so you know when a sale conversation is actually likely rather than guessing a year later.
A referral that sits unacknowledged for three days reflects on you, not on us. Referrals get a response the same business day.
In each of these the client keeps an asset they would otherwise have sold under pressure, and you keep a relationship that produces a transaction later rather than none at all.
Send us the client name, the property address, and a sentence on what they are weighing up. We will contact them the same business day, and we will tell them you referred them. If management is not the right answer for their situation, we will say so and send them back to you rather than sign them up regardless.

Referral arrangements are structured to comply with Virginia real estate licensing requirements. Where a fee cannot lawfully be paid to you directly, we will tell you that before the referral rather than after.
