Rosevine manages residential rentals across the Richmond metro. We are deliberately built for owners of one to ten doors — the segment most often handed to whoever has capacity that week.

Who we are

Rosevine is a licensed Virginia residential property management firm working across 47 localities in and around Richmond. We manage single-family homes, townhomes, and small residential portfolios. We do not manage commercial property, and we do not run short-term or holiday rentals.

That focus is deliberate. An owner with three doors has different needs from an institution with three hundred, and the operational habits that serve one badly serve the other. Building for the smaller owner means a named manager who knows the property, and a phone that gets answered by someone who can actually decide something.

Ismaray “Izzy” Jones brings more than fifteen years of executive leadership across operations, revenue management, sales, and customer experience to residential property management.

That career was built inside Marriott, Hilton, InterContinental Hotels Group, Extended Stay America, Wyndham, and Choice Hotels — an industry where a property is priced, staffed, maintained, and judged on its service every single night. She founded Rosevine to run rental property to that standard.

From hospitality leadership to rental-property performance

The two businesses share a spine: occupancy, pricing, upkeep, and whether people want to stay.

Revenue at portfolio scale

As Vice President of Sales and Revenue at KM Hotels, Izzy led commercial strategy for a portfolio producing more than $77 million in annual top-line revenue. Pricing a room every night against demand you do not control is the same discipline as pricing a rental against a local market — the unit of time is shorter, and the feedback is faster.

Repositioning properties that had to stand on their own

At Retro Hospitality she helped Quirk Richmond and Quirk Charlottesville move from Hyatt affiliation to independent boutique operation. Losing a flag means losing the reservation system, the brand standards manual, and the loyalty programme behind them, and rebuilding each one in-house. Small-portfolio owners face a version of the same problem every day.

Service standards, applied consistently

Hospitality measures what property management usually leaves to memory: how long a request waits, whether the work was done right the first time, and whether the guest would come back. Rosevine runs on the same instrumentation — response times, first-time fix rates, and renewals — because a resident who renews is the cheapest occupancy an owner will ever buy.

An industry voice

Izzy is a repeat speaker at IMN’s Single Family Rental Forum in Miami, where institutional and independent operators compare notes on acquisition, operations, and disposition. The 2022 IMN SFR Forum West roster lists her as Founder of Rosevine Homes.

She has also served the University of Richmond’s Customer Service Leadership programme, working with organisations on the service standards that decide whether a customer stays or leaves.

A personal commitment to Richmond

A proud Cuban American, Izzy is a Richmond-area business owner, a wife, and a mother of two. The properties Rosevine manages sit in the neighbourhoods where her family lives and where her children go to school.

That is the reason the firm is built the way it is. An owner who hands over a property is handing over the largest asset most households will ever own, and a resident who signs a lease is deciding where to sleep. Neither is a transaction you get to do carelessly in a town you intend to stay in.

How we work

Say the number out loud

Every fee we can charge is published on the pricing page, including the ones we do not charge. An owner should never learn about a fee from a statement.

One standard, applied to everyone

Screening criteria, late-fee enforcement, and lease terms are applied the same way to every applicant and every resident. Selective enforcement is how owners end up unable to enforce anything.

Small problems, early

A supply line replaced this month is cheaper than a ceiling next year. We would rather spend a small amount on a schedule than a large amount in an emergency.

Say no when no is the answer

If lease-only fits better than full service, or if a property should not be a rental at all, we will say so. Taking on work that does not suit a client is a short-term win and a long-term loss.

Day-to-day management

Own a defined set of properties end to end — leasing, resident relationships, maintenance decisions, and renewals — so an owner speaks to one person who knows their property.

Maintenance Coordination

Work orders and vendors

Triage every request, dispatch licensed and insured vendors, verify the work, and attach documentation to the work order before it closes.

Accounting

Statements and distributions

Post rent, reconcile expenses, issue owner statements on schedule, and prepare the year-end package and 1099 filings.
